Mr. Pollack is a managing principal and co-founder of Charles Street Realty Partners, LLC (“Charles Street”), a real estate investment company that sponsors the acquisition and development of large scale, multi-family and student housing communities around the country. Mr. Pollack has over 20 years of relevant experience as a real estate developer, owner, operator and investor. Over the past 15 years, at Charles Street and its predecessor firm known as MCS, Mr. Pollack sponsored over 25 real estate projects totaling over $1B in gross assets, investing a substantial amount of his own capital alongside HNW investors and family offices. He is well-respected within the student housing industry as one of its leaders that pioneered the repositioning of off-campus housing from an often overlooked and undervalued segment of the market to the institutional asset class it is today. While at MCS, Mr. Pollack achieved levered IRR’s in excess of 28% across the $300M+ portfolio.At Charles Street, Mr. Pollack is a voting member of the company’s investment committee and has been instrumental in guiding the company through a period of significant growth from its inception in 2015 to present day. In his role as managing principal, Mr. Pollack spearheads capital raising for the company’s new investments and structures all of its real estate contracts and JV agreements. He is also heavily involved in new investment sourcing, underwriting, asset management and strategic planning.
Mr. Pollack graduated from Georgetown University in 1999 with a BA in English.
Mr. Dellaglio is a managing principal and co-founder of Charles Street Realty Partners, LLC (“Charles Street”), a real estate investment company that sponsors the acquisition and development of large scale, multi-family and student housing communities around the country. In his role as managing principal, Mr. Dellaglio is a voting member of the company’s investment committee and oversees the company’s day-to-day operations, which includes new investment sourcing, underwriting, asset management, capital markets activities and long-term strategic planning. Through his stewardship, the company has grown from an unknown start up in 2015 to today serving in the role of general partner on a development portfolio totaling $600M in gross asset values. With over two decades of experience spanning multiple roles, Mr. Dellaglio has a unique background, having worked on nearly all facets of real estate acquisitions and development throughout his career, including design & entitlements, financing, capital raising, construction oversight, and property operations.Prior to Charles Street, Mr. Dellaglio served in the role of Senior Vice President of Portfolio Management for a Boston-based investment fund that sourced and asset managed over $1B of principal investments across wide variety of capital structures, asset classes and geographies. Earlier in his career, Mr. Dellaglio held various underwriting and capital markets roles for Berkshire and other CRE lenders whose core businesses were agency, CMBS and bridge loans.
Mr. Dellaglio is a 2003 graduate of the University of Notre Dame, with BA in Economics. In 2014, Mr. Dellaglio became a Chartered Financial Analyst (CFA).
Mr. Howell is a principal and co-founder of Charles Street. At the company, Mr. Howell serves in the role of Director of Construction Management, and is a voting member of the company’s investment committee. He is responsible for oversight of third-party general contractors, architects and engineers from the early stages of pre-construction and design through project completion. Mr. Howell also works closely with city officials through the approval and permitting processes to ensure project deadlines are met. Prior to co-founding Charles Street, Mr. Howell was the Director of Asset Management at MCS, where he worked alongside Mr. Pollack overseeing the day-to-day operation of vintage student housing and market-rate multi-family communities that were undergoing a repositioning. In his role, Mr. Howell was responsible for managing asset-level renovations across the 13-property portfolio which totaled over $35M. He also was heavily involved in leasing up the properties. Under his leadership, the company was able to achieve same store NOI growth across the portfolio of over 20%.
Mr. Howell is a 1997 graduate of Florida State University where he was a starting pitcher on the FSU baseball team and represented team USA in the world university games.
Ms. Butkowski is a principal at Charles Street where she currently serves in the role of Director of Underwriting & Asset Management. She has been with Charles Street and its predecessor MCS since 2012, growing from an entry level analyst role to her current position on the executive team. She is an accomplished underwriter, having constructed and performed oversight over the detailed financial models for all of Charles Street’s and MCS’s investments over the past 10+ years. In her role, Ms. Butkowski has coordinated over $700M in debt and equity closings. She also works hands-on with third party property management companies to oversee the operations of each property, reviews and approves monthly construction draws, and oversees loan compliance and reporting.
Ms. Butkowski is a 2012 graduate of Bucknell University with a BA in Economics and holds a MS in Real Estate from the University of Denver.
